Strategically located, Koukaki is very close to the centre of the capital – one can walk to Syntagma – but at the same time maintains a certain distance, thus ensuring an autonomous neighbourhood character. All this has helped it flourish over the years, to the point that some even call it the “little Paris” of Athens.

Koukaki is located on the southeastern side of Filopappou Hill. It is crossed by Syngrou Avenue, while it borders directly with the area of the Acropolis and Herodion, as well as with Petralona. The area is also home to the National Museum of Contemporary Art.

The area began to be inhabited at the beginning of the 20th century. That is when it got its name, after Georgios Koukakis, who opened an iron bed industry there. The area was densely populated from the 1960s onwards, but managed to preserve many of the characteristics of old Athens (e.g. neoclassical mansions or interwar apartment buildings), as well as some taverns with a special reputation. For these reasons it was nicknamed ‘Little Paris’ in the early 1980s.

Due to the Syngrou-Fix metro station, but also due to the many cafés and bars that have opened in its streets in recent years, a pole of attraction for the new generation, Koukaki is booming again. It is considered one of the most vibrant and fast-growing districts of Athens. At the same time, of course, it remains an expensive neighbourhood due to its proximity to the Acropolis.

In this particularly privileged area of the Athenian centre, Prosperty is offering 2 beautiful properties of 118 and 80sqm.
